Most people who open just a small bar with a pool table here in Chiang Mai spend at least 500,000 baht ($15,000 USD) to do it, so this is a rare bargain.
Rent is 12,000 Baht mo. ($360 USD) for 2 floors, plus a fully equipped kitchen on the mezzanine, with living quarters on second floor. There is a one time three months rent deposit of 36,000 baht ($1,090 USD) which is refundable if you stay for the length of the lease. That deposit has already been paid by me and is included in the price of the bar. I've checked with the owner of the building and he assures me that any new tenant can make a new 1 to 3 year lease at the same low price.
I am selling this as a live
music bar and am charging for the many major physical improvements I made to the building to make it
useable as a live music bar.
All the work
has been done so you can have a live
music bar with little or no extra work to do. If you want to make it some other
kind of business that is up to you.
All I want is to get most of my original investment back, not make a profit. I
want to keep it simple and straightforward and would like to get paid in one
cash payment. I am not interested in partial down and monthly payments or any
financing arrangement like that. Thank you.
Why I'm selling
I'm retired and about three years ago I had this dream to start
a music
jam bar for myself and friends to get together and play live music.
So I went to
the U.S. for eight months to work and save money to open the jam bar, and
returned with enough ($9,000) to do so.
Opening this bar was intended to be a fun only endeavor, something to do with my free time, being retired and all. I don't need a bar or any other business to get by, I make enough money with my commercial web site and monthly pension to live here quite comfortably by doing little or no work at all. I opened this bar strictly for enjoyment only. I planned that If it turned out to be not fun, or was a burden or headache, then I would get rid of it. I don't want just any old kind of bar for the sake of having a bar, I want a live music bar only. If I can't have that, then I don't want a bar, shop, restaurant, or any other kind of business at all. I'm retired!
After opening the bar, Sept. 20, 2008, I eventually realized that there were not enough friends and musicians with free time available to jam every night to support the costs of running a bar. To make the bar pay for itself I would have had to hire music bands or have a house band to play every night. I didn't know that before returning to Thailand. Had I known that I would have stayed in the U.S. and worked longer and saved enough money to hire musicians for the first year. But I didn't know and am retired and not about to go back. So basically I never had enough money to get this business off the ground as a non-jam commercial live music bar in the first place. I had no previous experience in the music bar business and was uninformed and a bit naive. So that is why I'm selling my beloved dream bar. Hindsight, the best laid plans of mice and men, and all that.

1) I looked for ten months to find this really good location on “Music Row” near the Riverside, Good View, Gallery, and Brasserie nightclub/restaurants.
2) I totally redid the inside area by making 5 1/2 inch thick double cement brick walls to make the music area nearly soundproof.
3) On the outside I built an extra long steel and cement tile
roof to shield that area from sun and rain and make it useable for more seating,
then cut
the ugly sharply sloping cement driveway and totally redid it
with steps and a steel railing and a motorcycle parking area, and installed a
ceiling fan.
4) I made a kitchen on the mezzanine with a very large
refrigerator, three burner gas stove with oven, deep fryer for French fries,
etc.,
microwave, sink, wall fan, extra light, and a metal and glass
shelving unit for dishes. Also made a wall that hides the upstairs kitchen area
from
being seen from the bar area downstairs, and made a small
window on hinges with a peep hole that can be closed for viewing the bar from
upstairs.
5) Rebuilt the toilet area, installed a urinal, exhaust fan, wall mirror, and redid the plumbing.
6) Made a small bar serving area, installed a sink behind the bar area, and gave the whole place a great paint job up to the top of the high ceiling.
7) Installed four wall fans and two exhaust fans inside the bar area, and phone line internet, and four lights behind the Celtic tapestries.
8) Bought
musical instruments, electric guitar, electric bass guitar, with amps for both,
a five piece drum set with two cymbals, conga drums, microphones,
and a mixer for the microphones.
